I have had three electricians await at my 2500 sq ft house. Knob and tube, ungrounded. Tenants upstairs have lost electricity twice. I electrician said 43000, the 2nd said don't do it, ungrounded knob and tube is perfectly safe. the third wants 80,000 minus a disbelieve. He says smaller estimates are out of date and for the Midwest. I am in California. Help. I don't know what to call back.(#two and three are Diamond Certified) and contradictory.)Cost listed is for last estimate.

My home has knot and tub wiring, except for updated areas in the bathroom and in an in-police unit. The house is old and has some nice wood wainscoting, which would cause problems with ii outlets. Built, 1912, 2500 sq. ft. One electrician gave an estimate of 43,000, and so wouldn't put it in writing. A 2d ridiculed the whole idea of rewiring, said there was no danger, a third gave a detailed guess of 81,000 minus a 10% discount. I think that then much apartment edifice in the vicinity makes electricians reluctant to do relatively small residential jobs. I don't know what to do.

I did a bathroom remodel and needed new wiring installed since the old wire was knob and tube and tied into all the lights into the house. They electrician gave me a parts list to buy and then I could salve money. Spent 100.00 on a new sub box and outlets and switch. He ran a new sub box with wiring to the bathroom and I installed the balance.

Everyone is crying most the cost to do electrical work. The liability of doing electrical rewire is tremendous. Not to mention the cost of license, tools and insurance. The is also the training involved to become a primary electrician.
I challenge you to exercise your own rewire one time. Most people would gladly pay the rates after experiencing what u.s.a. pros do.

Your advice is a picayune deceptive.
Only proverb to rewire a firm has a huge range of options that tin drive up the cost especially since pricing for markets are locally determined past need. Dallas need has gone up alot due to much investment in residential housing. You lot should say that to rewire an older ungrounded house requires new wire with a basis, run to ALL ELECTRICAL receptacles, switches, ceiling light boxes and near anything that uses electricity. I'm skeptical that the DIY has the noesis or expertise to do this as cheaply as yous say. Missteps can easily atomic number 82 to a fire chance. Your LICENSED electrician should be insured supplying a electric current Insurance Certificate. One business firm I'm working on has two feet of blown cellulose insulation on peak of everything in the cranium. This is the only access and will take alot of time to dig through to find the old wires and where they lead. DIY may can rewire 1 switch but a whole house is across their reach.

hired this highly professional company even though we had some lower estimates. complete rewire of older 2200 sq ft abode with aluminum wire. they installed copper wire with a new electric control panel, led recessed lights and dimming switches, new plugs and special plugs in the bathrooms, kitchen, garage and outside areas. they even brought in a drywall contractor to repair the many walls and ceilings they opened as our house sits on cement. We painted it ourselves.

Nosotros alive in Southern California in a 1500 square foot historical habitation--built in 1947. The electrician charged $2700 to upgrade the console from a 100 amp to a 200 amp. We had to apply for and pay for the urban center permit ourselves. Subsequently completing that, he gave us a separate gauge for $ii,252 Simply to rewire 23 plug outlets, (no switches or lights), stating information technology would take him almost 4 days. This guess was made based on his hourly rate rather than by the task. Although he had easy access under the house (at to the lowest degree 2 feet of clearance), he only rewired 12 of the outlets, and all the same charged us the full $2,252 cost, which wound up costing us about $190 per outlet. He also kept all the materials (romex and outlet boxes) nosotros paid for, even though he but used half of them. Beware of a contractor who bids your project based on hourly charges, rather than by the job. Experienced guys already know most how long it will accept them to complete information technology, and they charge in proportion to that. This guy was extremely deadening because he doesn't normally re-wire homes. Another contractor told us our home layout was not complicated at all, and the contractor should have been able to complete all 23 outlets with no trouble for the same amount of money we paid him. Make sure you lot hire an electrician who has plenty of experience doing complete re-wiring jobs, and not but making his living doing pocket-size lighting stuff. Nosotros will not be using this guy again.

Nosotros lost our homeowner's ins due to alum wiring & now tin can't observe another co. to insure us. Through the BBB, I got several quotes from electricians that ranged from $9K to $18K with lengthy time frames that varied wildly. My husband decided to rewire the business firm himself. To date, nosotros have near tapped out the $5K 0% credit carte du jour we got for this buy & he'south nevertheless got a long way to go. Nosotros do, all the same, have all the supplies & tools already purchased--he's simply having to swap out the odd thing, buy something he finds he needs, or buy another tool he needs. I don't foresee a lot more than money merely it's going to take a V-Eastward-R-Y long fourth dimension to finish and we're nigh 5 weeks in. But past doing it himself, he gets to keep all the tools he purchased, there has been no drywall damage so far, & he'due south learned a LOT. I'll just exist glad when it'southward done and we're insured again!!

For peace of mind and to avoid existence dumped by our insurance company, nosotros had all the knob and tube wiring replaced in our 1919 craftsman habitation shortly after moving in. The electrician installed a larger panel, added outlets, lights, switches, added new grounding rods and ran romex throughout our 2850 sq ft business firm. He did the chore solo and it took almost a month to complete. He was very good almost minimizing the damage he inflicted on our walls & ceilings, and then the patch work was minimal.
